Routines, collections, frustrations, storage, light, accessibility and future plans become a precise brief. Existing conditions and approval constraints are recorded early.
Concept
Space planning and one coherent creative direction establish how the home should work and feel. The scope and cost position are tested before detailed selections begin.
Design Development
Layouts, lighting, joinery, kitchens, bathrooms, materials, furniture and key details are developed as one composition, then presented for consolidated approval.
Specification & Coordination
Every approved decision is translated into controlled drawings, schedules and specifications, coordinated with the contractor and qualified specialists.
Tender & Pre-construction
Comparable pricing, scope clarification, programme, permits, access and responsibilities are resolved before work begins. Price is considered alongside capability, quality and communication.
Purchasing
Orders are tracked from approval through production, delivery and warranty. Custom items are released only after written approval, cleared funds and verified dimensions.
Renovation
Regular reviews, written minutes and live decision, variation and risk registers protect the design intent. Every proposed change shows its cost and time effect before approval.
Installation
Furniture, window treatments, art and styling are sequenced only when the site is secure, clean and ready. Deliveries are inspected and reconciled room by room.
Handover
The finished home is walked through with you. Warranties, care guidance, references, certificates and remaining items are assembled into one clear handover record.
Aftercare
We check in as the home settles, follow managed defects through to closure and remain available for future edits, sourcing and considered additions.
